DBRS Confirms Rating on IM Sabadell RMBS 2 FTA Class A Notes

DBRS has today confirmed its AA (high) (sf) rating on the Class A Mortgage-Backed Floating Rate Securitisation Notes (the Class A Notes) issued by IM Sabadell RMBS 2 Fondo De Titulizacion De Activos.

The confirmation of the rating on the Class A Notes is based on the following analytical considerations, as described more fully below:
-- Portfolio performance, in terms of delinquencies and defaults, as of June 2015.
-- Portfolio default rate, loss given default and expected loss assumptions for the remaining collateral pool.
-- Current available credit enhancement to the Class A Notes to cover the expected losses at the AA (high) (sf).

The Notes are backed by a pool of first lien residential mortgages secured by properties in Spain. The mortgages were originated and are currently serviced by Banco de Sabadell S.A. (A (low) UR-Negative/R-1 (low))

As of June 2015, 90+ delinquent loans accounted for 0.17% of the non-defaulted pool balance, down from 0.61% a year ago. Cumulative defaulted loans as a percentage of the initial pool balance at transaction closing was 1.89%, a slight increase from 1.65% in the prior year. DBRS maintained its 2-year default probability assumption at 1.63% for this transaction.

All three classes of Notes in the transactions are currently amortising pro rata. Credit enhancement to the Class A Notes is 3.116% as of 22 July 2015. Should the order of priority for principal payment on the notes switch to sequential, the credit enhancement is 8.12% including the subordination of Classes B and C.

The reserve fund in the transaction is currently at the target level, 3.116% of total outstanding note balance, and is amortising. The reserve fund covers both interest and principal payments shortfall on all three classes of Notes.

Banco Santander S.A. (Santander, A/R-1 (low)) acts as account bank for this transaction. Santander’s current long-term rating complies with the Minimum Institution Rating given the rating assigned to the Class A Notes, as described in DBRS’s “Legal Criteria for European Structured Finance Transactions” methodology.

DBRS has applied the principal methodology consistently and conducted a review of the transaction in accordance with the principal methodology. A review of the transaction’s legal documents was not conducted as the documents have remained unchanged since the most recent rating action.

To assess the impact of changing the transaction parameters on the rating, DBRS considered the following stress scenarios as compared with the parameters used to determine the rating (the base case):

-- DBRS expected a lifetime base case probability of default (PD) and loss given default (LGD) for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
-- The base case PD and LGD of the current pool of mortgages for the Issuer are 2.17% and 12.45%, respectively. At the AA (high) (sf) rating level, the corresponding PD is 21.13% and the LGD is 31.75%.
-- The Risk Sensitivity overview below illustrates the ratings expected if the PD and LGD increase by a certain percentage over the base case assumption. For example, if the LGD increases by 50%, the rating of the Series A Notes would be expected to fall to A (high) (sf), assuming no change in the PD. If the PD increases by 50%, the rating for the Series A Notes would be expected to fall to AA (sf), assuming no change in the LGD. Furthermore, if both the PD and LGD increase by 50%, the rating of the Series A Notes would be expected to fall to A (low) (sf).

-- 25% increase in LGD, expected rating of AA (low) (sf)
-- 50% increase in LGD, expected rating of A (high) (sf)
-- 25% increase in PD, expected rating of AA (sf)
-- 50% increase in PD, expected rating of AA (sf)
