DBRS Morningstar Publishes Final Methodology for North American Commercial Mortgage Servicer Rankings

DBRS Morningstar finalized its “North American Commercial Mortgage Servicer Rankings” methodology (the Methodology) after the closure of a public request for comment (RFC) period that ended on October 13, 2020, per DBRS Morningstar’s press release “DBRS Morningstar Requests Comments on Proposed North American Commercial Mortgage Servicer Rankings Methodology,” dated September 10, 2020.

The Methodology sets forth the criteria for DBRS Morningstar to assign and monitor public rankings to commercial mortgage servicers. The ranking process is voluntary and is not a prerequisite to having a U.S. commercial mortgage-backed security rated by DBRS Morningstar.

No comments were received during the RFC period. All comments received during the RFC period are published to the DBRS Morningstar website, except in cases where confidentiality is requested by the respondent.

Concurrently with the publication of this Methodology, DBRS Morningstar has adopted and published an Operational Risk Assessment Ranking Scale that it will use to issue North American Commercial Mortgage Servicer Rankings and U.S. Residential Mortgage Servicer and Originator Rankings. The ranking scale is available on www.dbrsmorningstar.com under the Ratings Scales section of the Understanding Ratings tab.
