DBRS Morningstar Confirms Ratings on All Classes of Arbor Multifamily Mortgage Securities Trust 2021-MF3
CMBSDBRS Limited (DBRS Morningstar) confirmed its ratings on the following classes of Multifamily Mortgage Pass-Through Certificates, Series 2021-MF3 issued by Arbor Multifamily Mortgage Securities Trust 2021-MF3:

All trends are Stable. The rating confirmations reflect the overall stable performance of this transaction. The pool composition remains intact from issuance, and the performance of the underlying loans has generally progressed as expected.
According to the September 2022 reporting, all 30 loans secured by 54 multifamily properties and one mixed-use property remain in the trust. Given the recent vintage and limited seasoning, there has been negligible collateral reduction since issuance, as all loans but one have partial- or full-term interest-only (IO) periods. At issuance, the pool had a DBRS Morningstar weighted-average debt service coverage ratio (DSCR) and loan-to-value ratio of 1.65 times (x) and 70.8%, respectively.
There are no delinquent or specially serviced loans, but there is one small loan, Court Square Center (Prospectus ID#20, 1.7% of the pool), on the servicer’s watchlist for a low DSCR. The loan is collateralized by an 81-unit multifamily property in Memphis, Tennessee. Per the Q1 2022 reporting, occupancy declined to 85.2% from 96.0% at issuance, causing the DSCR to fall below the threshold to 1.07x.
ENVIRONMENTAL, SOCIAL, AND GOVERNANCE CONSIDERATIONS
There were no environmental, social, and governance factors that had a significant or relevant effect on the credit analysis.

Classes X-A, X-B, and X-D are IO certificates that reference a single rated tranche or multiple rated tranches. The IO rating mirrors the lowest-rated applicable reference obligation tranche adjusted upward by one notch if senior in the waterfall.
All ratings are subject to surveillance, which could result in ratings being upgraded, downgraded, placed under review, confirmed, or discontinued by DBRS Morningstar.
