Morningstar DBRS Confirms Credit Rating on IM BCG RMBS 2, FONDO DE TITULIZACIÓN DE ACTIVOS
RMBSDBRS Ratings GmbH (Morningstar DBRS) confirmed its AAA (sf) credit rating on the Class A notes issued by IM BCG RMBS 2, FONDO DE TITULIZACIÓN DE ACTIVOS (the Issuer).
The credit rating addresses the timely payment of interest and the ultimate payment of principal on or before the legal final maturity date in September 2061.
CREDIT RATING RATIONALE
The confirmation follows an annual review of the transaction and is based on the following analytical considerations:
-- Portfolio performance, in terms of delinquencies, defaults, and losses, as of the July 2024 payment date;
-- Portfolio default rate (PD), loss given default (LGD), and expected loss assumptions on the remaining receivables; and
-- Current available credit enhancement to the Class A notes to cover the expected losses at the AAA (sf) credit rating level.
The transaction is a securitisation of Spanish prime residential mortgage loans originated by Banco Caixa Geral, S.A. (BCG), fully integrated into Abanca Corporación Bancaria S.A. (Abanca) since March 2020. Abanca acts as servicer of the portfolio. The transaction follows Spanish securitisation law and closed in November 2013.
As of the July 2024 payment date, the outstanding 523.6 EUR million portfolio consisted of loans extended to borrowers mainly located in Galicia (21.4%), Catalonia (20.3%), Extremadura (17.7%) and Madrid (13.9%). The collateral is amortising with a pool factor of 40.3% (down from 45.5% at the time of the latest credit rating action in September 2023) and has a weighted-average current loan-to-value ratio of 42.6% compared with 43.7% a year ago.
PORTFOLIO PERFORMANCE
As of the July 2024 payment date, loans that were one to two months and two to three months delinquent represented 0.2% and 0.1% of the portfolio balance, respectively, while loans more than three months delinquent represented 0.3%. Gross cumulative defaults were 0.8% of the original portfolio balance, with cumulative recoveries of 41.9% to date.
PORTFOLIO ASSUMPTIONS AND KEY DRIVERS
Morningstar DBRS conducted a loan-by-loan analysis of the remaining pool of receivables and updated its base case PD and LGD assumptions to 1.0% and 10.0%, respectively.
CREDIT ENHANCEMENT
The overcollateralisation of the portfolio provides credit enhancement to the Class A notes. As of the July 2024 payment date, credit enhancement to the Class A notes was 22.3%, up from 19.8% at the last annual review.
The transaction benefits from a cash reserve, funded at closing through a subordinated loan provided by BCG, which is available to cover senior expenses and interest payments on the Class A notes. The cash reserve, which does not amortise as long as the Class A notes are outstanding, is currently at its target level of EUR 39.0 million.
Banco Santander SA (Santander) acts as the account bank for the transaction. Based on the account bank reference rating of A (high) on Santander (which is one notch below its Morningstar DBRS' Long Term Critical Obligations Rating of AA (low), the downgrade provisions outlined in the transaction documents, and other mitigating factors inherent in the transaction structure, Morningstar DBRS considers the risk arising from the exposure to the account bank to be consistent with the credit rating assigned to the Class A notes, as described in Morningstar DBRS' "Legal Criteria for European Structured Finance Transactions" methodology.
Morningstar DBRS' credit ratings on the applicable classes address the credit risk associated with the identified financial obligations in accordance with the relevant transaction documents. Where applicable, a description of these financial obligations can be found in the transactions' respective press releases at issuance.
Morningstar DBRS' long-term credit ratings provide opinions on risk of default. Morningstar DBRS considers risk of default to be the risk that an issuer will fail to satisfy the financial obligations in accordance with the terms under which a long-term obligation has been issued.
ENVIRONMENTAL, SOCIAL, AND GOVERNANCE CONSIDERATIONS
There were no Environmental/Social/Governance factor(s) that had a significant or relevant effect on the credit analysis.

Sensitivity Analysis: To assess the impact of changing the transaction parameters on the credit rating, Morningstar DBRS considered the following stress scenarios as compared with the parameters used to determine the credit rating (the base case):
-- Morningstar DBRS expected a lifetime base case PD and LGD for the pool based on a review of the current assets. Adverse changes to asset performance may cause stresses to base case assumptions and therefore have a negative effect on credit ratings.
-- The base case PD and LGD of the pool of loans for the Issuer are 1.0% and 10.0%, respectively.
-- The risk sensitivity overview below illustrates the credit ratings expected if the PD and LGD increase by a certain percentage over the base case assumption.
