Morningstar DBRS Assigns Credit Rating of BBB With Negative Trend to Allied Properties Real Estate Investment Trust's Series K Senior Unsecured Debentures

DBRS, Inc. (Morningstar DBRS) assigned a credit rating of BBB with a Negative trend to Allied Properties Real Estate Investment Trust's (Allied or the REIT) $450 million 4.808% Series K Senior Unsecured Debentures due February 24, 2029 (the Series K Debentures). The assigned credit rating is based upon the credit rating of an already-outstanding series of the Senior Unsecured Debentures.

The Series K Debentures will be direct senior unsecured obligations of Allied and will rank equally and rateably with all other present and future unsecured and unsubordinated indebtedness of the Issuer. Morningstar DBRS understands that the net proceeds of the Offering shall be allocated toward the financing and/or refinancing of eligible green projects ("Eligible Green Projects") as described in line with the Allied Green Financing Framework. Before allocating the proceeds to these projects, Allied intends to utilize the funds for the full repayment of the construction loan on 19 Duncan Street in Toronto with the balance to be applied toward the repayment of Allied's series C senior unsecured debentures due April 21, 2025.
