DBRS Morningstar Confirms Ratings on All Classes of Citigroup Commercial Mortgage Trust 2019-PRM
CMBSDBRS Limited (DBRS Morningstar) confirmed its ratings on all classes of Commercial Mortgage Pass-Through Certificates, Series 2019-PRM issued by Citigroup Commercial Mortgage Trust 2019-PRM as follows:

-- Class C at AAA (sf)
-- Class D at AAA (sf)
-- Class E at AAA (sf)
-- Class F at AAA (sf)
-- Class X at AAA (sf)
All trends are Stable.
The underlying loan has been fully defeased since April 2022 and is now collateralized by U.S. government securities. As such, the rating confirmations are based on DBRS Morningstar’s AAA Issuer Rating for the United States of America, which was most recently confirmed on April 11, 2023. According to the April 2023 remittance, the loan reported a balance of $278.0 million and is scheduled to mature in May 2024.
At issuance, the transaction was secured by two five-year, interest-only (IO), first-lien mortgages loans secured by two portfolios of self-service facilities, with 11 properties in Portfolio I and 38 properties in Portfolio II. The majority of the collateral was located in urban and suburban markets across the Eastern United States in 18 states. Portfolio I had a trust mortgage loan of $61.0 million and 12.0 million in mezzanine financing. Portfolio II had a trust mortgage loan of $217.0 million and $40.0 million in mezzanine financing. Full repayment of the mezzanine loans was a condition of defeasance.

Class X is an IO certificate that references a single rated tranche or multiple rated tranches. The IO rating mirrors the lowest-rated applicable reference obligation tranche adjusted upward by one notch if senior in the waterfall.
All ratings are subject to surveillance, which could result in ratings being upgraded, downgraded, placed under review, confirmed, or discontinued by DBRS Morningstar.
